Peachtree City was chartered in 1959 as a planned town, and its villages filled in over a few decades instead of a century. The same original parts, from steel garage lintels to front stoops, can start wearing on street after street at once.

The crack above the garage door is wider at the top than the bottom, a shallow V that has been opening since spring. The bottom course of brick looks like it has nudged forward.
The steel angle carrying the brick over a wide double door was often never bolted into the header behind it, and half the houses here went up between 1980 and 1999 with the same detail. After 30 years of that load the steel gives a little and the brick above it has nowhere to go. That kind of crack usually points at the lintel rather than the foundation. It is an original part of the house wearing out, and it gets repaired without touching the footing.

Much of the higher ground in town sits on Madison, Cecil and Appling soils, which the USDA rates low for shrink and swell. Trouble is more likely where roof water has soaked one corner for decades, where old farm ground eroded before grading, and near the creek bottoms.

The city names Line, Flat and Camp creeks as its main flood sources, and their tributaries carry mapped floodplains too. Wetter creek-terrace soils and a few high shrink-swell pockets are mapped around town, so a lot near the water can sit on very different ground than a ridge-top lot.

- Hard rock at about 30 inches. Soil maps show it that shallow in some spots, with soft rock at roughly three to five feet in others.

Not every house here has a brick chimney, and a chimney box finished in siding isn't something we repair. Where the chimney is brick on an outside wall, two things tend to go wrong.
The whole chimney tilts away from the siding
The base settled, and an open seam forms along the siding. We pier the footing, lift and push the chimney back into line, and secure the brick to the house so it holds without a rebuild.
It leans inward over the roof
The upper section rests on rafters and sheathing, which calls for a different repair.

Lake Kedron and Alberto's rain
Lake Kedron is a 235-acre reservoir on Flat Creek, which runs on to Lake Peachtree and then joins Line Creek southwest of town.
The city's flood mailer still recalls Hurricane Alberto in 1994, when nearly 13 inches of rain fell in 24 hours. Lots that slope toward those lakes and creeks send that runoff past basement walls and footings.

How a lintel goes back up
Leveling a sagging lintel over a two-car garage
With brick above a two-car garage door, the job follows a set order. We level the sagging steel angle with hydraulic jacks, drill through the mortar and steel, and set masonry pins at an angle into the framing behind it.
Bowed brick gets pushed back before pinning, then mortar covers the pin heads and the cracks are repaired, usually by the end of the day.
