Most of the supports we replace under Georgia houses failed for one of four reasons. Houses built 30 or more years ago often sit on 2x8 joists where today's code calls for 2x10s on a 12-foot span. Some builders set too few posts, leaving beams to span farther than they can carry. Water in a crawl space rots wood posts, rusts steel ones and crumbles old brick piers.

- Feet of new beam. A long span needing a full support line costs more than a short one.
- Number of posts and piers. Each is dug, set, compressed and cut to fit.
- One post or a whole system. Replacing a single rotted column is a much smaller job.
- Access. A crawl space you can walk into goes faster than one you belly crawl.
- What comes out first. Old jacks, crushed shims and rotted posts get removed before new supports go in.

- Temporary wood supports swapped for steel. A house with badly sloping floors sat on temporary wood supports, and our crew replaced them with permanent steel beams and footings.
- A heavy marble hearth. The structure under it needed raising quite a bit, so we told the homeowner up front it might crack and planned a slow lift.
- A block wall in a vintage ranch. Along with piers for a shifting carport column, we repaired a block wall inside the crawl space.
- One we turned down. So much water was dumping into a crawl space that the footings under the block columns had washed out into something like a canyon.
- Mold on top of it. Mold had taken hold too, and we were not sending our guys into that air.
- Water first, then steel. We told the homeowner to get the water fixed first, because new steel will not hold in ground that is still washing away.
