Why is the structure moving?
Four problems cause nearly every sagging garage lintel. Masons should fasten the steel into the header with lag bolts, and on 80 to 90% of the lintels we see, those bolts are missing. The house was framed for an 8-foot door and a 7-foot door went in instead, leaving about a foot of space between the steel and the header with nothing to bolt to. A 16- or 18-foot opening carries a lot of brick, and many were never propped while the mortar cured, so the steel can settle before the crew leaves.
How is the repair completed?
Lintel work is close to surgical. We find out whether the bolts are missing, the header sits too high or the center column settled. If the brick has rotated outward, a push pole and vertical channel-iron plate push it back and keep the hydraulics from bowing the wall. Hydraulic jacks raise the steel as level as the brick above allows.
What does the repair cover?

Understanding the price
What a sagging garage lintel costs
Most garage lintel repairs cost $4,000 to $6,000, and nearly all of them are one-day jobs.
- Caught early. A small crack and walls that have not kicked out usually means lifting, pinning and patching near the $4,000 end.
- Walls pushed out. When the brick has to be pushed back into position before pinning, expect closer to $6,000.
- Left too long. More brick and mortar to repair, and sometimes piers, push the price past that range.
- A header that sits too high, which needs a welded drop-down plate
- A settled center column, which needs a steel pier under it as its own repair, typically another $4,000 to $6,000
When the center column needs a pier
We only pier the column between two garage doors when that column is settling. If it is holding steady, the lintels get fixed and the column is left alone.
What a branded bracket costs instead
Some companies sell a branded lift bracket for this repair at $8,000 to $9,000 and leave the cracked brick for you to hire out. Our price includes the masonry.
