This is Piedmont red clay over weathered granite, which is the ground most of Metro Atlanta is built on and the reason most of what we fix traces back underneath the house. That clay swells when it takes on water and shrinks back when it dries, season after season. Footings settle unevenly, walls take pressure they were not built for, and a chimney that stood straight for fifty years starts to lean.

Most of the houses we are called to in Woodstock are newer, which surprises people into thinking the ground gets a pass. It does not. Newer houses here are typically two storey on a poured basement, and the failures we are called for are basement walls bowing under soil pressure, settlement at an addition or a garage corner, and steps and stoops pulling away from the house.
